Buying an apartment in Turkey is a cherished dream of many foreign investors. The sun, clean sea, well–maintained beaches, high standard of living – all this will be available to you indefinitely immediately after completing the purchase and sale transaction and settling into your own apartments. As a rule, all modern apartments in the resort towns of Turkey are located within residential complexes with their own infrastructure. In fact, the complex is a closed area where comfortable living conditions and atmosphere are created for residents, there are rules for living and operation.
Therefore, it is worth getting acquainted with the principles of management of the complex and its housing code in advance. This is especially true when buying a home in a residential building, on the secondary market, if you are planning to move to permanent residence or rent out real estate. Since the charter of the management company, approved by the residents of the house, may contain rules that will be unacceptable for you.
For example, it may be prohibited to rent apartments, pets, use of infrastructure facilities by guests of the complex, organization of barbecue on the terrace, arrival of guest transport to the house parking lot, noisy behavior after 23:00, children swimming in the pool without bathing suits and other rules of accommodation. However, such strict rules are extremely rare.
In addition to the housing code, many foreigners for the first time come across such a concept as aidat or monthly payment for the maintenance of an apartment complex. You can get up-to-date information on the IDAT and the code for a specific complex either directly from the developer and his management company, or from a real estate agency before making a purchase.
Real Estate Management Meetings
In Turkey, there is a law on condominiums, according to which property owners are directly involved in the management of a residential complex. Which management company to choose is a personal matter of the owners. In practice, if the house was just built, then the developer performed the duties of the administrator of the complex for the first year or two. Indeed, in such cases, any malfunctions or breakdowns will be eliminated promptly and without additional payment from the residents.
All issues related to the management of real estate and the rules of residence are decided by voting at a specially organized meeting. In order for the assembly to comply with the letter of the law, several rules are mandatory.

At the second meeting, the presence of the majority no longer matters and does not affect the decision-making.

In practice, not all those present speak Turkish. In order to comply with the legality of the meeting, in large residential complexes, the developer or management company invites an interpreter. If there is no translator for one reason or another, some real estate agencies send one of their managers who speaks Turkish to their clients for a meeting.
